For residents' and RTM companies
Manage your own block.
The managing agent's software, in your hands. Budgets, lawful demands, the bank matched, every safety check on time. Your board decides; Servanda does the paperwork.
Free while in early access. Servanda never holds or moves your money.
i
The money.
- A budget split to the penny by each lease's share, adopted by a named director.
- Demands that meet the law, checked before they can go, with the summary of rights attached.
- The bank statement read and matched to each flat, with the reason in words. You confirm.
- Who owes what, oldest first, and a year end for your accountant.
ii
The building.
- Every safety check on a calendar: fire risk assessment, fire doors, EICR, lift, asbestos, legionella.
- Certificates read for you, every remedial action dated by priority until it is closed.
- Contractors with their own portal, quotes sealed from each other, sign-off with photos.
iii
The law.
- Section 20 consultations with every deadline worst first and the notices drafted.
- The 18 month rule checked before a late bill is demanded.
- Payment details guarded: every director is told the moment they change.
iv
The record.
- Who decided what, and when, on every change, for the next board and any tribunal.
- Residents report a problem on your own page, and a report that reads as distress goes to a person, never a template.
- Sales packs answered from the record when a flat is sold.
A free tool
Split the budget.
Put in the year's total and each flat's share from its lease. Every flat's figure is worked out to the penny, and the flats always add back to the total. It runs in your browser: nothing is sent anywhere.
A demand, done properly
What every leaseholder gets.
A demand on your company's letterhead, for that flat's share, with the summary of tenants' rights the law requires printed after it. A made-up block, to show the shape.
- The landlord's name and address, and an address for notices
- Each heading, to the penny, and the date it is payable by
- How to pay, and a warning that the details never change by email
- The prescribed summary of rights, at 10 point, every time
Fair questions
Before you start.
- Is it legal to manage our own block without a managing agent?
- Yes. No law requires a managing agent. The duties belong to the residents' or RTM company either way; an agent only carries them out for the company. Servanda does the routine work and leaves every decision with the directors.
- Will our service charge demands meet the law?
- Servanda will not issue a demand that misses a requirement it checks: the landlord's name and address (section 47), an address for notices in England or Wales (section 48), shares that add up to 100%, an adopted budget, and the 18 month rule (section 20B). Every demand carries the prescribed summary of tenants' rights and obligations (section 21B) at 10 point. The directors still issue the demand, and it is not legal advice.
- Does Servanda hold or move our money?
- No, never. Service charge money is held on trust for the leaseholders and stays in your company's own bank account. Servanda reads the statement you export, matches each payment to the flat that made it, and you confirm. You pay bills from your own bank.
- What does it cost?
- It is free while in early access. After that the plan is a flat price per flat, published before anyone is asked to pay, with a free tier for the safety register and reminders.
- Who is it for?
- Directors of residents' management companies, right to manage companies and leaseholder-owned freehold companies in England, from small conversions to blocks of a hundred flats. A building of 18 metres or seven storeys has extra duties under the Building Safety Act 2022 and should also take specialist advice.
- Can we get our records out?
- Yes. Demands download as PDFs, the year end as a CSV for your accountant, and certificates and documents as the files you put in.
